What is a buyers Agent and Do you really need one?
You may have heard of a buyers agent but what is one and how do you know when to use one?
You've probably heard people talking about this being a buyer's market or a few years ago it was a sellers' market. Well these go back an forth depending on the economy but regardless of the market if you are a buyer, and you go to buy a home, the agent you use to facilitate the transaction is more than likely a buyer's agent.
A seller enlists the help of a listing agent to sell their home. This is the listing agent as they are the person responsible for posting the listing on the internet or web and the local MLS and helping to advertise it. As your listing agent I will use every available tool necessary to advertise your home.
If this listing agent also finds a buyer who does not have buyer representation of their own, this is called a dual agent. The agent is acting as the buyer's agent AND the listings agent. The agent, or broker, is responsible for both parties in this situation and it can get tricky depending on who you are dealing with. Most agents, although they like being an agent to both parties because they receive all the commission still find this position awkward and uncomfortable because who are they really working for.
In this case it would suit you well to hire a buyer's agent if you are looking at buying any Alamogordo NM real estate. A buyers agent has your best interest at heart. They are not concerned about selling a particular property but more helping you find the home you really want. A buyers agent gets paid on the commission of whatever property you buy so it doesn't matter which one you choose. They are there to help you through the entire transaction. You pay nothing for the use and benefit of a buyers agent.
The listing agent's main concern is the property they are listing and the sellers they are representing so they have the sellers best interest at heart. It is probably not the best idea to use the listing agent as you buyers agent as they have their first obligation to the seller and not to the buyer.
